Elemental Excelerator

Our concept is based on a “triple bottom line” decision-making approach, as well as low impact design (LID) and high impact design (HID) strategies to minimize cost, maximize the sustainability and functionality of the project and reinforce our client’s mission.

Low impact design features include the reused finishes such as the preinstalled low-VOC carpet and acoustical ceiling tiles. Existing light fixture housings were reused, re-lamped with LED, and repositioned for general illumination. New LED light fixtures are positioned for task or accent lighting. Existing doors and hardware were refinished and remaining partitions were repainted.

Borrowed views and light from nature is another key low impact design element. The open floor plan takes advantage of the stunning views toward the mountains, Capitol grounds, Kaka‘ako skyline and the ocean.

Twenty four existing windows frame individually exquisite views of nature and the city under a dynamic sky. We tried hard to retain visual access to the window from as many vantage points as possible within the office. Except for the Zen rooms, a daylight transfer element is provided at each partitioned space (i.e. transom or side light window).
